The real estate market in Metro Portland, Oregon was busy again ending May, 2019 

Closed transactions increased 23.2% over April with 2,969 homes closing and pending sales (an accepted contract, but not yet closed) is also up 6.1% over April with 3,292 pending sales.    As far as new listings on the market there were 4,901 new properties put on the market which is up 16.1% over April.  This was the strongest month for new listings since 2008. Inventory decreased slightly in May to 2.1 months with total marketing time at 48 days.

Year to date for 2019 activity is quite mixed.  New listings are up 4.3% over the same period last year but pending sales are down 2.6%, with closed sales down 4.4%.  Comparing average and median sales prices from May 2018 through May 2019 the average sales price has slowed down to a 0.9% increase with an average sales price of $452,700.  At the same time the median sales price is also up slightly at 0.7% to $402,200
